That the use permit is approved subject to the following conditions which <br />shall be observed by the applicant and any successor in interest: <br /> <br />(a) The center shall comply with the submitted site plan and floor plan. <br /> <br />The age of the children shall be from newborn to 2 ½ years. <br /> <br />(c) No more than twenty-two (22) infants may occupy the cemer at any one time. <br /> <br />(d) <br /> <br />The days and hours of operation shall be from 6:00 a.m until 10:00 p.m.. <br />Monday through Saturday. <br /> <br />(e) <br /> <br />The facility shall utilize the childcare cenmr play area located on the adjacent <br />property at 3200 Victory Boulevard. No more than 52 children may occupy <br />the play area at any one time. <br /> <br />(f) Five parking spaces shall be maintained for the childcare center. <br /> <br />[g) <br /> <br />The parking area shall be impmved to City Standards and all required parking <br />spaces clearly marked. <br /> <br />(h) <br /> <br />The facility shall be constructed in accordance with City Code Sec. 40-71.2. <br />"Parking Lot Screening and Landscaping Requirements". which requires a <br />five-foot wide landscaped area between the parking lot and the street right-of- <br />way. <br /> <br />(i) <br /> <br />The two trailers, located on the rear of the property, shall be screened from <br />view by a six-foot high opaque fence. <br /> <br />(J) <br /> <br />Trash shall be handled, stored, and disposed of in compliance with the trash <br />collection plan approved by the Department of General Services on February <br />21, 2003. <br /> <br />(k) <br /> <br />The facility shall be tnspected as required by the City's Fire Department <br />Bureau, Public Health Department and Building Official, including an initial <br />inspection prior ro the opening of the business and annual inspections <br />thereafter. <br /> <br />(I) The facility shall comply with the Statewide Building Code. <br /> <br />(m) <br /> <br />Ihe applicant shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local governments and shall obtain and <br />maintain all necessary licenses and permits, <br /> <br />(n) Taxes and fees associated with the property shall be paid when due. <br /> <br /> <br />
