Section 5-9. ~Vaterfront W-I District <br /> Dimenszonal Requirements. <br /> <br /> Within the Waterfront W-! District as shown on the <br />Zoning ~]ap, all the following dimensional requirements <br />shall be complied <br /> <br />Maximum pe~nissab!e plot coverage. <br />The total ground area covered by the <br />principal building and all accessory <br />bui!din]s or snructures shall not exceed <br />forty (40%) percent of the total plot area. <br /> <br />Maximum allowable floor area. <br />~e total floor area of all structures <br />shall not exceed ~wice the plot area in <br />nigh rise buil~ings exceeding five (5) <br />stories~ The ~otal floor area shall no~ <br />exceed the olot area in all other buildings. <br /> <br />Cc) <br /> <br />Minimum required building setback line. <br />Buildin! setback lines from the centerlines <br />of adjacent streets, side proper~y lines and <br />rear property lines shall be determined by <br />the application of a maximum angle of light <br />oostructlon forme~ by the intersection of the <br />followin~ planes: (!) a ground plane parallel <br />~o the average surface of the plot involved <br />with reference ~o base da~a of the Department <br />of Public Works, and (2) a height-limiting <br />plane ~l~t~rsec~ing the ground plane along the <br />centerl~nc of the adjacent s~reet, a side <br />propert3 or a rear property line, as the case <br />may be ~nd rotated to the extent to'the follow- <br />ing angles of light obstruction: <br /> <br />Line of Intersection <br /> <br />Maximum angle of light <br /> obstruction <br /> <br />Centerline of adjacent st. <br />Side proper~y line <br />Rear property line <br /> <br />60° <br />60° <br />60° <br /> <br />- 10- <br /> <br /> <br />
