ZONING AMENDMENT ORDINANCE Z-82-1 BE IT ORDAINED by the Council of the City of Ports- mouth, Virginia: I. That a portion of the Zoning Map attached to and made a part of the Zoning Ordinance of the City of Portsmouth, Virginia, 1973, which now zones as Residential R-150, the property described in Petition for Zoning Amend~en~ No. Z-82-1, is hereby amended and changed so as to show said property zoned as Industrial M-2-K Con- ~ditionai, and that said property is hereby zoned as Industrial M-2-K Conditional. 2.~ The property affected by this ordinance is described as follows: Z-82-1 Beginning on the south side of. Adams Str~t 800' + west from its intersection with Shipwright Street; thence southerly 460' + to the Western Branch of the Eliz- abeth-River; thence westerly along said water line 3OO~ ~; 'thence northerly 282' + to the south right-of-way of Adams StreetT thence east along said right-of-way 300' to the point of origin° 3. Zoning Ordinance Amendment Z-82-1 is conditioned upon the following: (a) The use of the property and its improvements shall be limited to marina services and its related and accessory uses including marine supply store, boat rental and sales; refueling services and repair facilities includ- ing: ma~ine, mechanical repairs, electrical systems, air conditioning and generator services; hauling of vessels excluding use of railway; bottom and hull painting; propeller and shaft repairs; dry storage facilities for boats; boat parts and engine sales; small shop catering to the needs of mariners and accessory services including: snacks, bar and restaurant facilities. (b) A screening consisting of an eight (8) foot fence or a combination of blockage fence and landscape screen- ing shall be installed along the eastern property line be- tween this property and the adjoining residential property. (c) West of the service road, the land including the existing marshtand, which is part of this property, shall. be left open and landscaped to enhance the area visually and physically, and all the existing healthy trees of six (6) inch or more trunk diameter shall remain on site and be protected during any construction activities.
