ZONING AMENDMENT ORDINANCE Z-82-1 <br /> <br /> BE IT ORDAINED by the Council of the City of Ports- <br />mouth, Virginia: <br /> <br /> I. That a portion of the Zoning Map attached to <br />and made a part of the Zoning Ordinance of the City of <br />Portsmouth, Virginia, 1973, which now zones as Residential <br />R-150, the property described in Petition for Zoning <br />Amend~en~ No. Z-82-1, is hereby amended and changed so <br />as to show said property zoned as Industrial M-2-K Con- <br />~ditionai, and that said property is hereby zoned as <br /> Industrial M-2-K Conditional. <br /> <br /> 2.~ The property affected by this ordinance is <br /> described as follows: <br /> <br />Z-82-1 <br /> <br /> Beginning on the south side of. Adams <br />Str~t 800' + west from its intersection <br />with Shipwright Street; thence southerly <br />460' + to the Western Branch of the Eliz- <br />abeth-River; thence westerly along said <br />water line 3OO~ ~; 'thence northerly 282' + <br />to the south right-of-way of Adams StreetT <br />thence east along said right-of-way 300' to <br />the point of origin° <br /> <br /> 3. Zoning Ordinance Amendment Z-82-1 is conditioned <br />upon the following: <br /> <br /> (a) The use of the property and its improvements <br />shall be limited to marina services and its related and <br />accessory uses including marine supply store, boat rental <br />and sales; refueling services and repair facilities includ- <br />ing: ma~ine, mechanical repairs, electrical systems, air <br />conditioning and generator services; hauling of vessels <br />excluding use of railway; bottom and hull painting; propeller <br />and shaft repairs; dry storage facilities for boats; boat <br />parts and engine sales; small shop catering to the needs <br />of mariners and accessory services including: snacks, bar <br />and restaurant facilities. <br /> <br /> (b) A screening consisting of an eight (8) foot <br />fence or a combination of blockage fence and landscape screen- <br />ing shall be installed along the eastern property line be- <br />tween this property and the adjoining residential property. <br /> <br /> (c) West of the service road, the land including <br />the existing marshtand, which is part of this property, shall. <br />be left open and landscaped to enhance the area visually and <br />physically, and all the existing healthy trees of six (6) inch <br />or more trunk diameter shall remain on site and be protected <br />during any construction activities. <br /> <br /> <br />
