Consultant, dated March 5, 1985 as shown on plans <br />designated "Independence Square" filed with the <br />appropriate officials of the City of Portsmouth, <br />Virginia, such correspondence and plans being made a <br />Dart hereof, is hereby granted approval subject to the <br />following terms and conditions: <br /> <br /> 1. The applicant shall reasonably satisfy the Fire <br />Chief on the site design, building placement, preventive <br />measures to protect the future residents and the <br />provision of adequate access for emergency vehicles. <br /> <br /> 2. When economically and legally feasible <br />additional access to the site will be @rovided and the <br />parking and access will be designed to accommodate such <br />additional access in the future. The access road to <br />George Washington Highway will be improved in a manner <br />acceptable to the Department of Engineering and <br />Technical Services. <br /> <br /> 3. To the extent deemed appropriate, the <br />recreational provisions should be revised so as to <br />provide a pool, barbecue pits, horse shoes, or other <br />adult recreational activities. <br /> <br /> 4. A comprehensive landscape plan must be <br />submitted to the Planning Department for review and <br />approval indicating general site landscaping, fencing <br />along the railroad right-of-way and screening as <br />required in Section 40-44 along that portion of the <br />parcel abutting commercial or industrial uses and the <br />construction of internal sidewalks for pedestrian <br />circulation to the parking and recreation areas. <br /> <br /> 5. A standard site improvement plan must be <br />submitted to the Department of Engineering and Technical <br />Services for review and approval. <br /> <br /> 6. Water mains must be looped to assure adequate <br />fire protection. <br /> <br /> 7. Sanitary sewer facilities and sewer pump <br />station would require.up-grading at the applicant's <br />expense prior to the issuance of occupancy permits and a <br />standard site improvement plan addressing the sanitary <br />sewer provisions must be submitted to the Department of <br />Engineering and Technical Services for review and <br />approval. <br /> <br /> Adopted by the Council of the City of Portsmouth, <br />Virginia, at a meeting held June 25, 1985. <br /> <br />Teste: <br /> <br />City Clerk <br /> <br /> <br />
