Zoning Ordinance Amendment Z-86-13 is conditioned upon <br />the'following: . <br /> <br /> (a)' A tWenty-five (25) foot landscaped buffer shall be <br />provided between Parcel 6 (Residential R-100-K) and the <br />existing Twi~ Pines Subdivision to the north and the WFOG <br />parcel Go the east. <br /> <br /> (b) Parcel 5 (R-75-K) shall be limited to a density of <br />eleven (11) units per acre and a twenty-five (25) foot <br />landscaped buffer will be provided between Parcel '5 '~nd <br />Parcel 7 (Residential R-100-K) to the east. "' <br /> <br /> (c) Parcels 4 and (R-75-K) shall be limited to a <br />density of thirteen (13) units per acre and a twenty-five <br />(25) foot landscaped buffer shall be provided between Parcel <br />4 and 7 (R-100-K) and between Parcel 4 and the existing <br />Merrifields Subdivision (Residential R-100) area to the east. <br /> <br /> (d) A twenty-five (25) foot landscaped buffer shall be <br />provided wfthin Parcel 5 (Residential R-75-K) between the <br />portion to be developed and Twin Pines Road. <br /> <br /> (e) An easement of no vehicular ingress and egress <br />shall be provided between Parcel 7 (R-100-K) and Parcels 4 <br />(R-75-K), 5 (R-75-K), and-6 (R-100-K) to preclude the <br />extension of Greenbrook Drive. <br /> <br /> (f) A landscaping plan for Parcel 1 (C-2) shall be <br />submitted to the Planning Department for review and approvaT <br />at-the time of development. <br /> <br /> (g) A site of up to three (3) acres shall be reserved <br />for a fire and/or police station within Parcel 1 (C-2) in the <br />a~ea south of Gateway Drive Extended mutually agreed zo <br />between the owner and the City.
