ARTICLE III. <br /> <br />PROCEDURES <br /> <br />33-51 PREAPPLICATION STUDIES <br /> <br />Prio~ to the formal submission of a preliminary plat, the <br />subdivider shall submit the plat and/or any other plans, <br />sketches and ideas to the Director or his authorized <br />representative for informal review and discussion. <br /> <br />33--52 APPLICATION FOR PRELIMINARY PLAT APPROVAL <br /> <br />After preapplioation review as required by Section 33-51 has <br />been completed, the subdivider shall apply in writing to the <br />Planning Commission and submit a preliminary plat, in <br />accordance with Article IV of this Chapter. To receive <br />consideration at the next meeting of the Planning Commission, <br />the application and preliminary plat shall be filed not less <br />then fourteen {14) days prior to such meeting. <br /> <br />33-53 PLANNING COMMISSION ACTION ON PRELIMINARY PLAT <br /> <br />(a) <br /> <br />The Plannin~ Commission shsll give careful study tc <br />the preliminary plat, taming into consideration the <br />requirements of the community and the best use of <br />the land to be subdivided, together with its <br />prospective character, whether residential, <br />commercial, or industrial. <br /> <br />(b) <br /> <br />Attention shall be given to street widths, <br />arrangement, and circulation: surface d~sinag~ and <br />sanitation; lot sizes and arrangement and to zuch <br />neighborhood and community requirements as those of <br /> <br />thoroughfame widths and locations. <br /> <br />(c) <br /> <br />Prior to action, the property proposed for <br />subdivision shall be viewed in the field by the <br />Planning Commission or ~ts authorized <br /> <br />PORTSMOUTN SUBDIVISION ORDINANCE --- PAGE <br /> <br /> <br />
