(d) The development of Parcel 9 will be limited <br />low rise (one or two story maximum) professional office <br />development architecturally compatible with nearby and <br />adjacent residential properties. Exterior finish for the <br />office development shall be all brick facade and shall <br />contain a pitched roof with slopes equal to a greater than <br />four (4) rise to twelve (12) run. <br /> <br />to <br /> <br /> (e) The existing hardwood preserve area on Parcel <br />9 (excluding proposed fill areas as shown on Exhibit 1 to the <br />Petition for this Zoning Amendment Ordinance) will remain <br />undisturbed to provide a vegetated buffer between <br />professional office uses and residential uses to the east and <br />south of Parcel 9. A twenty-five foot (25') landscaped <br />buffer will be maintained between the Twin Pines Road <br />Right-Of-Way and any paved surface on Parcel 9. Only one <br />entrance to Twin Pines Road will be permitted to penetrate <br />said landscape buffer. <br /> <br /> (f) A landscape plan will be submitted for review <br />and approval by the Department of Planning prior to final <br />site plan approval for the development on Parcel 9. <br /> <br /> (g) Only one (1) freestanding sign will be erected <br />for the development on Parcel 9. The sign will be monument <br />style (architecturally compatible with principal building) <br />limited in height to eight feet (8') above natural ground <br />prior to installation of any berms or mounds. <br /> <br /> (h) The existing hardwood preserve area on Parcel <br />10 (excluding proposed fill areas as shown on Exhibit 1 to <br />the Petition for this Zoning Amendment Ordinance) will remain <br />undisturbed to provide a vegetated buffer between <br />multi-family and single-family uses. A forty foot (40') wide <br />area will be partially excavated between Parcels 10 and 11 <br />and will be designated to become hardwood preserve as shown <br />on said Exhibit 1. <br /> <br /> (i) The twenty-five foot (25') landscaped buffer <br />required by Ordinance 1986-86 (Z-86-t3) between Parcels 11 <br />and 7 will be eliminated. <br /> <br /> (j) A non-vehicular access easement between Parcel <br />11 and Parcel 7 provided for in Zoning Amendment Ordinance <br />Z-86-13 (Ordinance No. 1986-86) will be vacated at Lot 16, <br />Merrifields Section 8 for purposes of allowin§ a new street <br />connection to service Parcel 11 (Merrifields Section 9). <br /> <br /> (k) A non-vehicular access easement will be placed <br />between Parcels 11 and 10 and between Parcels 11 and 5. <br />Parcel 5 will be developed as single-family individual lots <br />for sale as a portion of the proposed subdivision of Willow <br />Breeze. <br /> <br /> <br />
