UP-91-17 <br /> <br />Beginning on the north right-of-way of King <br />Street 30' east from its intersection with the <br />east right-of-way of Louisa Avenue; thence <br />north 270'+ to a point; thence east 30' to the <br />east righT-of-way of Louisa Avenue; thence <br />north along said right-of-way 135' to a point; <br />thence east 390' to a point; thence south 180' <br />to a point; thence east 100'+ to a point; <br />thence southwesterly 440' to the north <br />right-of-way of King Street; thence west along <br />said right-of-way 70' to the point of. <br />beginning. <br /> <br />That the use permit is approved subject to the <br />following conditions: <br /> <br />(a) The facility must be constructed and operated <br /> in accordance with Exhibits A and B, attached <br /> hereto and made a part hereof. <br /> <br />(b) Occupants must be sixty-two (62) years of age <br /> or older, exclusive of resident staff members. <br /> <br />(c) <br /> <br />The facility shall comply with all special <br />requirements for housing for the elderly as set <br />forth in Section 7-5 of the City Code. <br />Installation of a fire suppression sprinkler <br />system serving all living areas is required. <br /> <br />(d) At least sixty-one (61) on-site parking spaces <br /> shall be provided. <br /> <br />(e) All trees with a diameter of greater than six <br /> (6) inches and located north of the existing <br /> tree line as identified in Exhibit B, shall be <br /> preserved. <br /> <br />(f) <br /> <br />Annual inspections by the Divisions of Building <br />Inspections and Housing Services of the <br />Department of Environmental Services, the Fire <br />Prevention Bureau and the Health Department are <br />required. <br /> <br />(g) <br /> <br />Use of the service entrance shall be limited <br />delivery vehicles.
