issuance of a use permit. .Two-family, multi-family, and attached row <br /> dwellings shall be permitted only upon issuance of a use permit. <br /> <br /> (b) HISTORIC LIMITED OFFICE. Uses shall be limited to professional offices, <br /> family care residences as defined in Section 40-22, single-family, two-family <br /> or multi-family dwellings and, in the Olde Towne Historic District, bed and <br /> breakfast inns as provided for in Section 40-52.7. A combination of such <br /> residential and professional office uses shall be permitted in the same <br /> building provided that the residential portion occupies not less than fifty <br /> (50) per cent of the floor area of the building. <br /> <br /> (c) HISTORIC LIMITED BUSINESS. Ail uses permitted in the Neighborhood <br /> Commercial C-1 District shall be permitted. Multi-family dwellings and <br /> housing for the elderly shall be permitted upon approval of a group housing <br /> use permit by city council. Residential dwelling units may be incorporated <br /> in structures where the principal use is commercial or semi-commercial under <br /> the terms of Neighborhood Commercial C-1; provided that a dwelling unit <br /> containing one bedroom shall incorporate no less than four hundred (400) <br /> square feet of usable floor area therein, a dwelling unit with two (2) <br /> bedrooms no less than seven hundred (700) square feet and a dwelling unit <br /> with three bedrooms no less than eight hundred (80(]) square feet. <br /> <br /> Uses permitted by right in cross-referenced districts shall also be allowed by <br />right in the related sub-district. Uses requiring a use permit in the <br />cross-referenced district shall be allowed in the related sub-district upon the <br />issuance of a use permit. Conditions applying to any use in the Use Schedule Table <br />shall apply to the use m the related subdistrict. <br /> <br />Sec. 40-52.2. Dimensional requirements. <br /> <br />Except as otherwise specified in this Article, the dimensiona! requirements <br />specified by Table 52.2 shall apply within all of the historic districts. <br /> <br />Sec. 40-52.3. Conversions. <br /> <br /> For the following purposes, two-family or multi-family conversions are allowed in <br />certain portions of the historic districts in accordance with this section: ~o <br />encourage a more efficient use of the area's existing stock of large single-family <br />dwellings; to provide economic support for resident families of limited income; and <br />to protect and preserve property values while preserving the unique architecture <br />of these structures. <br /> <br /> Conversions of single-family dwellings to two-family or multi-family dwellings are <br />allowed in the following areas in accordance with the terms of this Section: Olde <br />Towne Historic District as it existed prior to October 24, 1967; Port Norfolk HiStoric <br />District as it existed prior to April 26, 1983; Park View HiStoric District as it existed <br />prior to April 1, 1984: <br /> <br />69 <br /> <br /> <br />
