Marina: A small harbor or boat basin providing dockage, supplies or <br />services for small pleasure craft. <br /> <br />Restaurants, except those providing drive-in curb service. (Ord. No. 1984- <br />14, 2, 1-24-84; Ord. No. 1987- 97, 1, 11-24-87) <br /> <br />Sec. 40-47. !. Preservation P-1 di.~trict dlmension~! requirements. <br /> <br /> Within the Preservation P-1 District, ali the following dimensional requirements <br />shall be compiled with: <br /> <br /> (a) Minimum required zone lot area. Three (3) acres; provided that the same <br /> shah not apply to public utilities installations and the same may be <br /> reduced as part of a conditional zoning approved in accordance with <br /> Article VIi of this chapter. <br /> <br /> (b) Minimum required zone lot width. Two hundred (200) feet; provided that <br /> the same shall not apply to public utilities installations and the same may be <br /> reduced as part of a conditional zoning approved in accordance with Article <br /> VII of this chapter. <br /> <br />(c) <br /> <br />(d) <br /> <br />Minimum required front, rear and side yards. Fifty (50) feet. However, <br />upon application, the city planning commission may, at a regular monthly <br />meeting, consider recommending a special exception to the minimum required <br />front, rear and side yard requirements for those uses permitted upon the <br />granting of a use permit. The comwJssion shall take into account the <br />relationship of such a use to other uses and structures located in or <br />proposed for the zoning district in arriving at its recommendation and any <br />site comprehensive plan elements relative thereto. The commission shall <br />forward to the city council a written report setting forth the extent to which <br />the required front, rear and side yards requirements will be altered by the <br />special exception and justification therefor. Upon considering such <br />planning commission recommendation, the city council may, at a regularly <br />scheduled meeting,grant a special exception, the terms of which shall be <br />specified and performance guaranteed within a specific time. <br /> <br />Maximum lot coverage. Maximum lot coverage for a building situated on a <br />zone lot shall be five (5) per cent. <br /> <br />(e) <br /> <br />(f) <br /> <br />(g) <br /> <br />Building height. No building shall be more than thirty-six (36) feet in <br />height. <br /> <br />Sign regulations. Only one sign, not exceeding eighteen (18) square feet <br />in area, shall be permitted on any zone lot in connection with any use. No <br />sign shall be directly illuminated or mounted closer than seven (7) feet to <br />the property line fronting the street or be higher than six (6) feet above <br />the ground. <br /> <br />Off-street parking requirements.
