(c) <br /> <br />COMPUTATION OF LOT AREA. In computing the area of a zone lot, the <br />following areas shall not be included for the purposes of meeting dimensional <br />requirements: <br /> <br />(1) Areas below the mean high-water mark,in marshlands or wetlands, or <br /> which are in drainage areas and located below the normal water level. <br /> <br /> (2) The "pole" or "panhandle" portion of a flag lot. <br /> <br />(d) COMPUTATION OF BUILDING COVERAGE. In computing permissible <br /> coverage, the total of the following: total building area on the ground <br /> floor, including all porches, steps and balconies; and total building area of <br /> accessory building and other structures on the property shalibe divided by <br /> the lot area of the zone lot, computed in accordance with paragraph (c) <br /> above. The resulting number shall be multiplied by 100 to yield the building <br /> coverage as a percentage. <br /> <br />(e) YARDS. No part of a yard setback required for any principai building for <br /> the purpose of complying with the dimensional requirements shall be <br /> included as a part of a yard setback for another principal building or for a <br /> building on a separate zone lot. <br /> <br />DIVISION 3. OFF-STREET PARKING <br /> <br />Sec. 40-45. Off-street parking requirements; parking groups. <br /> <br /> The minimum off-street parking requirements for each allowed use in each district <br />shall be determined from the standards set forth for the applicable Parking Group, <br />as determined from the "Parking" column on the Use Schedule. No building or <br />structure shall be erected nor shall any land or existing building be put to any use <br />unless the proposed and actual use of the building, structure and/or land includes <br />off-street parking in a location consistent with Section 40-45.3 and the requirements <br />of the applicable Parking Group. The requirements for each Parking Group are as <br />follows: <br /> <br />PARKING GROUP <br /> <br />MINIMUM SPACE REQUIREMENTS <br /> <br />1 space per dwelling unit <br /> <br />1 space per dwelling unit, plus . 5 spaces per bedroom, but <br />not more than 2 spaces per dwelling <br /> <br />1.25 spaces per guest room for first 50 rooms, plus 1 space <br />per room over 50; plus additional spaces for meeting rooms <br />and ancillary uses as determined by planning commission <br />after review of site plan <br /> <br />1 space per guest room <br /> <br />60 <br /> <br /> <br />
