(e) <br /> <br />single-family dweP1ings other than townkouses may be waived provided that: <br /> <br />(1) A subdivision plat approved pursuant to the subdivision chapter <br /> authorizes the placement of the dwelling on one side lot line; <br /> <br />(2) The remaining side yard is not less in width than the sum of the two <br /> (2) minimum side yards formerly required; <br /> <br />(3) Any wall facing on the zero side lot line is a structural wall capable of <br /> providing protection from fire, noise and visual encroachment; <br />(4) At least ten (10) feet of the remaining side yard is open for access to <br /> the homeowner and city services; <br /> <br />(5) <br /> <br />At least a five-foot nonexclusive maintenance easement contiguous to <br />the zero lot line wall on the adjoining property is reserved for the <br />homeowner to repair and maintain said wall; <br /> <br />(6) A one-foot eave encroachment is permitted across the line into the <br /> adjoining lot; <br /> <br />(7) Such zero lot line placement is suitable u~iform and compatible with <br /> the surrounding neighborhood. <br /> <br />FLAG LOTS <br />requirements <br />located. <br /> <br />All yards of a flag lot must meet the minimum dimensional <br />for a front yard in the zoning district in which the lot is <br /> <br />Sec. 40-44.2. OrigiIml dimension:a! tables, <br /> <br /> One copy of each of the tables of Dimensional Requirements shall be kept on file <br />without alteration in the office cf the Planning Department. These copies shall be <br />called the Original Tables of Dimensional Requirements. Additional copies of said <br />tables shall be filed in the office of the Planning Department and in the Department <br />of Environmental Services. Such copies of the tables shall be altered from time to <br />time so as to indicate amendments adopted by the city council. Each such alteration <br />shall be identified by number to the ordinance authorizing the same. Additional <br />copies of the tables may be made available along with copies of this Chapter. <br />However, in case of any dispute as to the contents of the tables, the Original Tables <br />of Dimensional Requirements shall control. <br /> <br />Section 40-44.3. Effect of group housing review. <br /> <br /> Through the group housing review process, and subject to the applicable <br />requirements and standards, the city council may allow deviations from the minimum <br />lot size and dimensions and the minimum yard setbacks in any residential district but <br />may not allow deviations along project boundaries or from the maximum density, <br />minimum floor area or maximum site coverage requirements. <br /> <br /> <br />
