Sec. 40-44. Tables adopted. <br /> <br /> The four tables labeled "Dimensional Requirements: Residential Zoning District s," <br />"Yard Requirements: Residential Zoning Districts," "Dimensional Requirements: <br />Non-residential Zoning Districts" and "Yard Requirements: Non-Residential Zoning <br />Districts" and included with the original copy of this ordinance are hereby adopted. <br />The use of land and the erection of buildings and other structures on land shall be <br />subject to the dimensional requirements of the applicable zoning district, as reflected <br />on these tables. <br /> <br />Sec. 40-44.1. Dimensional requirements. <br /> <br />(a) <br /> <br />RESIDENTIAL DISTRICTS. The maximum density, minimum lot area, <br />minimum lot width, minimum floor area, minimum yards, maximum coverages <br />and maximum building heights for uses in each residential district shall be <br />determined from the Dimensional Requirements Table, Residential Zoning <br />Districts Table, except that the dimensional.requirements for the residential <br />portions of Historic Districts shall be determined from Section 40-56.1. <br /> <br />(b) <br /> <br />NON-RESIDENTIAL DISTRICTS. The minimum lot size, minimum lot width <br />and frontage, minimum yard setbacks, maximum coverage and maximum <br />building heights for each non-residential district shall be determined from <br />the Dimensional Requirements Tables, Non-Residential Zoning Districts <br />Table, except that the dimensional requirements for the districts shah be <br />determined from the Downtown Districts, D-1 and D-2, Section 40-56.1. <br /> <br />(c) <br /> <br />ALL DISTRICTS -- CORNER VISIBILITY. In addition to the dimensional <br />requirements set forth in the Dimensional Requirements Tables included in <br />this Article, on every corner lot, within the triangle formed by the property <br />lines of such lot and a line drawn between points on such lines at the <br />distances from the intersection thereof that are specified below, there shall <br />be no fence (other than an open wire fence) or wall higher than three (3) <br />feet nor any obstruction to vision between a height of three (3) feet and a <br />height of ten (10) feet above the established grade of each street, or, if no <br />grade has been officially established, then above the average elevation of <br />the existing surface of each street at the center line thereof, as follows: <br /> <br />(i) <br /> <br />For a lot having an interior angle of ninety degrees or more at the <br />street corner thereof, thirty (30) feet; <br /> <br />(ii) <br /> <br />For a lot having an interior angle of less than ninety degrees at the <br />street corner thereof, thirty (30) feet plus one foot for every ten <br />degrees or major fraction thereof by which such interior angle is less <br />than ninety degrees. However, this paragraph shall not apply to <br />United States mailboxes, police and fire alarm boxes, public utility <br />poles, street name markers, official traffic signs and control devices, <br />and fire hydrants. <br /> <br />(d) ZERO-LOT LINE DEVELOPMENT IN RESIDENTIAL DISTRICTS. In all <br /> zoning districts with an "R" prefix, one of two (2) side yards required for <br /> <br /> <br />
