(b) <br /> <br />(c) <br /> <br />(d) <br /> <br />(e) <br /> <br />(f) <br /> <br />(g) <br /> <br />(h) <br /> <br />A subdivision plat vacating the property line <br />adjacen~ to Westwinds I must be approved by the <br />City of Portsmouth and shall be recorded prior <br />to issuance of any building permits. <br /> <br />Excavation of the area to become hardwood <br />preserves between the proposed multi-family <br />project and the subdivision of Merrifields, <br />Section 9, shall be completed prior to 50% <br />occupancy of the project. <br /> <br />A revised site plan, landscaping plan and <br />elevations reflecting all changes and <br />conditions made through the group housing <br />project application process, including any <br />conditions imposed and changes made by City <br />Council, shall be submitted to and approved by <br />the Planning Department prior to the issuance <br />of building permits. <br /> <br />The apartment buildings shall be constructed in <br />accordance with the submitted elevations. <br /> <br />The applicants shall, at no expense to the <br />City, cause to be installed two roadway <br />terminations of a configuration as may be <br />allowable under the Subdivision Ordinance on <br />that portion of Gateway Drive that is <br />contiguous to the area of land for which this <br />Group ~ousing Permit application is made in <br />order to control motor vehicle traffic. <br /> <br />The applicants or any successors in interest <br />shall construct and maintain, at no cost to the <br />City, a six (6) foot high wooden privacy fence <br />on the applicants' property so as to separate <br />applicants' property from portions of the <br />subdivisions of Willow Breeze and Merrifields, <br />Section 9. Said fence shall extend along the <br />entire length of the applicants' property line <br />from 10 Gateway Court to 1 Hardwood Court, as <br />generally shown on Exhibit A, attached hereto <br />and made a part hereof and shall also extend <br />across the land situated between the two <br />above-mentioned roadway terminations. <br /> <br />The applicants shall comply with all applicable <br />codes, ordinances, and regulations of federal, <br />state, and local governments and shall obtain <br />all necessary licenses and permits. <br /> <br /> <br />
