Beginnmng an a point 650.70 feet east of the <br />intersection of Portsmouth Boulevard and Hodges <br />Manor Road along the southern right-of-way of <br />Portsmouth Boulevard; thence 307.31 feet S77'38'00" <br />E to a point; nhence 354.19 feet S7'53'16"E no a <br />point; thence 351.93 feet N77'39'00"W to a point; <br />thence 171.47 feet N6'21'00"E no a point; thence <br />65.18 feet N~5'08'00W to a point; thence 126.85 <br />feet N10'05'00"E to the pcint of beginning. <br /> <br /> 3. That this use permit is approved subject no the <br />following conditions: <br /> <br />(a) <br /> <br />The entrance and exit to the site shall be <br />aligned with Charlotte Drive at Portsmouth <br />Boulevard. Under the general direction of the <br />City's Traffic Engineer, the applicant will work <br />cooperatively with the owner(s) of property <br />described as Tax Map 616, Parcel 14, to develop <br />a common streeE access for both properties no <br />Portsmouth Boulevard. This may include, but <br />shall non be limited no, granting an <br />ingress/egress easemenn; <br /> <br />(b) <br /> <br />The applicant shall obtain annual fire and <br />building code inspections and shall promptly <br />correct any deficiencies noted; <br /> <br />(c) <br /> <br />The project shall be developed in accordance <br />with the approved site plan, including <br />landscaping, building and parking; <br /> <br />(d) <br /> <br />The applicant shall screen or buffer the parking <br />area from public view from Portsmouth Boulevard; <br /> <br />(e) <br /> <br />The applicant shall protect and preserve all <br />mature trees on the site, to the extent <br />possible; <br /> <br />(f) <br /> <br />The applicant shall install a six foot (6') <br />high wooden privacy fence around the rear <br />property line, backyard and child play area; <br /> <br />(g) <br /> <br />Any revisions to the approved site plan shall be <br />submitted to the Planning Department for review <br />and approval prior to the issuance of a building <br />permit; <br /> <br /> <br />
