2. That a group housing use permit for the construction of twenty-five (25) townhouse units located at River Pointe ms hereby granted Eo River Pointe Associanes, LLC, subjecn to the following 5erms and conditions. (a) The group housing project shall be limited to twenny-five (25) units; (b) The exterior of the townhouse development shall be of the same architectural designs (Ashley, Chelsea, Devon and Gentry), and details used in the "The Lanterns" townhouse projecn in Portsmouth, Virgmnma, as shown on Exhibit A, attached hereto and made a par5 hereof. Additional models and architectural changes may be approved by the Planning Commission prior to the zssuance of building permits; (c) The townhouse units shall be consEructed with brick facades in the same proportion as the "Lanterns" townhouses constructed in 1994. Brick shall be utilized on the sides of end units whose ends face River Poinne Drive. The applicant shall make available no potential purchasers of other end unit~ the option of brick on such ends; (d) The applicant shall install fencinc around the rear yards of the units of a style similar no that employed in the existing "Lanterns" development; (e) The projecn shall be developed in accordance with the approved site plan and landscaping plan; (f) The site plan shall conform to all requirements of the Chesapeake Bay Preservation Overlay Ordinance and the Tree Replacemenn Ordinance contained in the Code of the City of Portsmouth, Virginia (1988); (g) A landscaping Group 2 buffer shall be planted along River Pointe Drive prior to issuance of more than 25% of the required occupancy permits; (h) Any revisions to the site plan, landscaping plan or elevations approved through the group housing application process, must be submitted to the Planning Department for review and approval prior to the issuance of any building permits;
