2. That a group housing use permit for the construction <br />of twenty-five (25) townhouse units located at River Pointe ms <br />hereby granted Eo River Pointe Associanes, LLC, subjecn to the <br />following 5erms and conditions. <br /> <br />(a) The group housing project shall be limited to <br /> twenny-five (25) units; <br /> <br />(b) <br /> <br />The exterior of the townhouse development shall <br />be of the same architectural designs (Ashley, <br />Chelsea, Devon and Gentry), and details used in <br />the "The Lanterns" townhouse projecn in <br />Portsmouth, Virgmnma, as shown on Exhibit A, <br />attached hereto and made a par5 hereof. <br />Additional models and architectural changes may <br />be approved by the Planning Commission prior to <br />the zssuance of building permits; <br /> <br />(c) <br /> <br />The townhouse units shall be consEructed with <br />brick facades in the same proportion as the <br />"Lanterns" townhouses constructed in 1994. <br />Brick shall be utilized on the sides of end <br />units whose ends face River Poinne Drive. The <br />applicant shall make available no potential <br />purchasers of other end unit~ the option of <br />brick on such ends; <br /> <br />(d) <br /> <br />The applicant shall install fencinc around the <br />rear yards of the units of a style similar no <br />that employed in the existing "Lanterns" <br />development; <br /> <br />(e) <br /> <br />The projecn shall be developed in accordance <br />with the approved site plan and landscaping <br />plan; <br /> <br />(f) <br /> <br />The site plan shall conform to all requirements <br />of the Chesapeake Bay Preservation Overlay <br />Ordinance and the Tree Replacemenn Ordinance <br />contained in the Code of the City of Portsmouth, <br />Virginia (1988); <br /> <br />(g) <br /> <br />A landscaping Group 2 buffer shall be planted <br />along River Pointe Drive prior to issuance of <br />more than 25% of the required occupancy permits; <br /> <br />(h) <br /> <br />Any revisions to the site plan, landscaping plan <br />or elevations approved through the group housing <br />application process, must be submitted to the <br />Planning Department for review and approval <br />prior to the issuance of any building permits; <br /> <br /> <br />
