UP-95-16 <br /> <br /> Beginning at a point on the southeastern <br /> corner of the intersection of Utah Street and <br /> Kingman Avenue, thence in a southeasterly <br /> direction along the southern right of way on <br /> Kingman Avenue 131 feet(+/-) to a point, <br /> thence in a southerly direction 78 feet(+/-) <br /> to a point, thence in an easterly direction 69 <br /> feet(+/-) to a point, thence in a southerly <br /> direction 67 feet%+/-) to $ point, thence in <br /> southwesterly direction 200 feet(+/-) to a <br /> point, thence in a northerly direction 150 <br /> feet(+/-) to the beginning point on the <br /> southeastern corner of the intersection of <br /> Utah Street and Kingman Avenue. <br /> <br /> 3. That this use permit is approved subjecu to the <br />conditions: <br /> <br /> (a) Occupancy of the facility shall be limited to <br /> seventeen (17) residents, aged fifty-five (55) or <br /> older, and to required staff members. <br /> <br /> (b) The facility shall comply with all applicable <br /> codes, ordinances and regulations of federal, <br /> state and local governments, and shall obtain and <br /> maintain in effect all necessary licenses and <br /> permits. <br /> <br /> (c) The project shall be developed in accordance with <br /> submitted site and floor plans as approved by the <br /> City. <br /> <br /> (d) Prior to occupancy and at least annually <br /> thereafter, the facility shall request an <br /> inspection by the Fire Prevention Bureau, the <br /> Public Health Department and the Building <br /> Official and shall correct any noted <br /> deficiencies. <br /> <br /> (e) The applicant shall install six-foot high privacy <br /> fencing around the perimeter of the property to <br /> buffer the residential structures on Kingman <br /> Avenue and shall install and maintain a Group 1 <br /> landscaping between the required parking lot and <br /> the adjacent house on Kingman Avenue. <br /> <br /> <br />
