2. That a group housing use permit for the construction <br /> of 112 apartment units at the former Williams Court site <br /> on Victory Boulevard (Tax Plate 455, Parcel 1), is hereby <br /> granted to Beacon Construction Company, subject to the <br /> following terms and conditions: <br /> <br /> (a) The group housing project shall be limited to 112 <br /> apartment units (at a density of 11.2 units per <br /> acre). The remaining 14.949 acres shall be developed <br /> as single-family housing at a density not to exceed <br /> 4.2 units per acre. <br /> <br /> (b) The site layout and landscaping shall be in <br /> accordance with Exhibits A and C, attached hereto and <br /> made a part hereof. Minor modifications to site <br /> layout and landscaping may be made with the approval <br /> of the Planning Director prior to obtaining building <br /> permits. <br /> <br /> (c) A landscaping Group 2 buffer shall be planted along <br /> Victory Boulevard and the eastern and northern <br /> property lines. <br /> <br /> (d) Adequate lighting shall be installed in the parking <br /> area. A plan showing the lighting layout shall be <br /> submitted to and approved by the Traffic Engineering <br /> Department prior to issuance of building permits. <br /> <br /> (e) Shutters shall be installed on the second floor of <br /> the two buildings backing Victory Boulevard. <br /> <br /> (f) The exterior of the apartment units shall be <br /> developed in accordance with Exhibit B, attached <br /> hereto and made a part hereof. <br /> <br /> (g) The applicant shall use brick on the front full <br /> facade of the two middle units on each building. A <br /> revised plan showing the placement of brick must be- <br /> approved by the Planning Director prior to issuance <br /> of building permit. <br /> <br /> (h) Shutters on the front elevation shall be proportional <br /> to the window. The width of the shutters shall be <br /> one-half the width of the window opening. A revised <br /> elevation plan must be submitted to and approved by <br /> the Planning Department prior to the issuance of <br /> building permits. <br /> <br /> <br />
