<br />UP-97-27 <br /> <br />Beginning at a point approximately 152 <br />feet from the southeastern corner of the <br />intersections of Gateway Drive and Twin <br />pines Road; thence in a northeasterly <br />direction approximately 205 feet; thence <br />in a southwesterly direction approximately <br />95 feet; thence in a northwesterly <br />direction approximately 202 feet; thence <br />in a northeasterly direction, along the <br />right-of-way of Twin pines Road, <br />approximately 94 feet to the point of <br />beginning. <br /> <br />3. That this use permit is approved subject to the <br />following conditions: <br /> <br />(a) The project shall be constructed in accordance <br />with the submitted Site Plan (Exhibit A), <br />attached hereto and made a part hereof. <br /> <br />/"-"'"'--.., <br /> <br />(b) In addition to the landscaping shown on Exhibit <br />A, the applicant shall establish and maintain a <br />Landscaping Group 3 vegetative buffer along the <br />northern edge of the facility adjacent to the <br />existing service station. The applicant and any <br />subsequent operator shall also plant and maintain <br />at least four medium-sized trees, as defined by <br />the City, adjacent to Twin Pines Road. <br /> <br />The building materials, fence <br />Screen shall match those employed <br />facility. <br /> <br />(d) The applicants shall comply with all applicable <br />codes, ordinances and regulations of federal, <br />state and local governments, and shall obtain and <br />maintain in effect all necessary licenses and <br />permits. <br /> <br />(c) <br /> <br />and vegetative <br />in the existing <br /> <br />(e) <br /> <br />All real estate taxes, personal property <br />and business license taxes owed on <br />connection with the property shall be <br />paid. <br /> <br />taxes, <br />or in <br />timely <br /> <br />4.
