2. That a group housing use permit to construct 28 single-family detached, <br />26 duplex, 12 triplex, and 30 apartment residential units in the 900-1200 blocks of South <br />Street is hereby granted to the applicant, Portsmouth Redevelopment and Housing <br />Authority, subject to the following terms and conditions: <br /> <br />(a) The applicant shall construct 96 residential units, consisting of 28 single- <br />family detached, 26 duplex, 12 triplex, and 30 apartment units in accordance with <br />the floorplans, building materials (combination of brick and fibercement), and <br />seven elevation plans submitted by the applicant and identified as Exhibit A, <br />attached hereto and made a part hereof. The Director of Community Quality and <br />Planning Services may approve minor modifications to the plans. <br /> <br />(b) A landscaping plan shall be developed consistent with Exhibit B, attached <br />hereto and made a part hereof. The Director of Community Quality and Planning <br />Services may approve minor modifications to the plan. <br /> <br />(c) The applicant shall obtain approval of dimensional and yard requirements <br />from the Downtown Design committee prior to issuance of any building permits. <br /> <br />(d) The applicant and any successor in interest shall comply with all <br />applicable statutes, ordinances and regulations of federal, state and local <br />governments and shall obtain and maintain in effect all required permits. <br /> <br />(e) All taxes in connection with the property shall be paid when due. <br /> <br /> 3. EXPIRATION OF PERMIT: Unless extended as provided under <br />Section 40-115 of the Code of the City of Portsmouth, Virginia (1988), the group housing <br />use permit shall expire for any portion of the approved project for which building permits <br />have not been issued if the applicant fails to apply for all building permits for the entire <br />project within one year of the adoption of this resolution. <br /> <br /> 4. REVOCATION OF PERMIT: Violation of any of the above conditions <br />may serve ,as grounds for revocation of the permit by the City Council. <br /> <br /> Adopted by the Council of the City of Portsmouth, Virginia, at a meeting held on <br />May 25, 1999. <br /> <br />Teste: <br /> <br />City Clerk <br /> <br /> <br />
