The following performance standards shall apply to detached accessory dwelling <br /> units: <br /> (a) The floor area cannot exceed 25% of the floor area of the prkncipal <br /> structure. <br /> (b) A distance of at least six feet shall separate the anit t~om the principal <br /> structure. <br /> (c) The building coverage of the principal structure and the accessory <br /> structure shall not exceed the maximum lot coverage required for the <br /> zoning district. <br /> (d) The unit must be located on the same zone lot as the pnncipal structure. <br /> (e) The unit shall not be constructed until construction of the principal <br /> structure has commenced. <br /> (f) One additional on-site parking space must be provided. <br /> (g) The Planning Commission may approve the waiver of one or more of the <br /> performance standards upon a showing of hardship not of the applicant's <br /> creation. <br /> (h) There shall be no more than one detached dwelling per zone lot. <br /> <br /> 3. That Tables 40-43.1-1, 40-43.1-2 and 40-43.1-3 of the Code of the City of <br />Portsmouth, Virginia (1988) be amended and reordained as set out in Exhibit A, attached <br />hereto and made a part hereof. <br /> <br /> 4.
