UP-O0-04 <br /> <br />Beginning at a point 185'+ east of the the northeast comer of the <br />intersection of Court Street and High Street; thence, east 67'_+ to a <br />point; thence, north 57'+ to a point; thence, east 2'+_ to a point; <br />thence, north 82'+ to a point; thence, west 3'+ to a point; thence, <br />north 87'+ to a point; thence, west 70'_+ to a point; thence, south <br />112'+_ to a point; thence, east 4'+ to a point; thence, south 114'+_ to <br />the point of the beginning. <br /> <br />3. That this use permit is approved subject to the following conditions: <br /> <br />(a) The hours of operation shall be between 10:30 A.M. to 2':00 A.M. <br /> <br />(b) The site shall be developed in accordance with plans submitted to <br />and approved by the Building Official's Office. <br /> <br />(c) The applicant shall operate the entertainment establishment in <br />accordance with all applicable codes, ordinances and regulations of <br />federal, state and local governments, and shall obtain and maintain <br />in effect all necessary licenses and permits. <br /> <br />(d) All activities conducted on the subject property shall comply with <br />the City of Portsmouth Noise Ordinance, as established in Section <br />24-255 of the City Code. <br /> <br />(e) All exterior modifications shall be subject to approval by the <br />Downtown Design Committee. <br /> <br />(f) Ingress/egress shall not be permitted from Queen Street after 9 <br />P.M. <br /> <br />(g) All taxes owed on the subject property or in connection with the <br />proposed operation shall be paid when due. <br /> <br />(h) The use permit shall not be transferable. <br /> <br /> <br />
