That the use permit is approved subject to the following conditions which shall be <br />observed by the applicant and any successor in imeresu <br /> <br />(a) The proposed location shall be limited to office use for arts organizations. <br /> <br />(b) All signage and exterior renovations shall be approved by the Downtown <br /> Design Committee. <br /> <br />(c) The landscaping around the building shall be maintained. <br /> <br />(d) The occupant of the facility shall comply with all applicable codes, <br /> ordinances, and regulations of federal, state and local governments and <br /> shall obtain and maintmn in effect all necessary licenses and permits. <br /> <br />(e) All taxes and fees m coimection with the subject property and operation <br /> shall be paid when due. <br /> <br /> 4.
